Most building departments only require a licensed structural engineer on an as required basis for single family homes. Though Robert does not have an AIA accredidation his designs have been permitted and successully built over several decades in various states.

This varies per project and client, but the average you should allow is 2 to 3 months working closely with us to design your ideal home, and then between 4 to 8 weeks for approval of the plans by the planning department. Once planning approval is obtained allow approximately 6 months for the engineering and permits.
This depends on the jurisdiction in which your home will be built and the size of the home. Once these factors are determined we can provide an approximate cost. For example, for a new 2,500 sf home in Los Angeles building permit and city fees are calculated through a combination of plan check costs, impact fees, and construction valuation. This averages out to roughly $3 to $10+ per square foot.
Usually the grading and foundation phase can be the most complicated. The owner should minimize any change orders during course of construction. We work diligently with you to ensure you accept the design before we break ground and urge you to not substantially change your mind during construction. Let’s revise the plans before the permit is issued and adhere to the permitted plans as much as possible as the house is being built.
On a level lot this takes between 6 to 9 months. For example, we have built a 3,200 sf home in 9 months, which included some steel framing and view decks.
We are proud of our successful on-site management during course of construction to ensure that material deliveries, subcontractor efficiency, quality of work, and building inspections do not cause delays or extra costs.
Every project we endeavor has a dedicated on-site superintendent between 25 and 35 hours per week. We issue bi-weekly cost spreadsheets and we ensure all subcontractors are licensed and bonded. Lien releases are provided for all subcontractor payments.
